Villa Xanthe

I have stayed in Kassiopi for many years but never at Xanthe. It's location is brilliant,very central, just steps away from the harbour. We were at the end of season so it was very peaceful. At the height of summer I guess you may get some noise from local bars but that is what a holiday is about!
The Villa is Spotless - freshly cleaned, very tidy and a really great size with it's own private, heated pool. Bed was comfortable and plenty of hanging and folding space. The kitchen and bathrooms worked perfectly although need renovating and the garden needs a good tidy. That being said, it didn't spoil our visit in the slightest and we enjoyed Xanthe. Nikos was great. Met on arrival and checked in during our stay. Prompt updates when we messaged - he would have been on call should we need.

We loved the Villa. The location was excellent, close to the centre bu also very quiet, pool lovely, plenty of shade and sun in the garden. Lots of info from property owner, helpful to have WhatsApp contact. Kept us informed about cleaning times and rubbish collection, as well as giving us useful information

We were delighted, It was really big, with great high ceilings. There was a bathroom for each bedroom, which was so helpful. The villa was well decorated and furnished. The bathrooms were stylish, with great showers. The open plan living and kitchen area was a really good size. The pool was fabulous, and there were lots of sunloungers and chairs outside, as well as sunshades. We loved having balconies. The village was located up a hill, which was quite steeps, but it was a perfect location. It was less than five minutes walk to shops and restaurants, but it was also very quiet and shielded from the noise of traffic and people. It was only a short walk to the fabulous harbour.

Perfect location. Less than a 2 minute walk from the Main Street, but tucked away so very private and quiet. All restaurants in the area were excellent and well-priced. A boat trip to Corfu town is a must and the traditional dancing in the square on Saturday night is a most charming experience. We just enjoyed sitting by the harbour enjoying a coffee or an evening drink. Lovely spotless Villa when we arrived and the cleaners did a great job keeping everything slick and span. Excellent service from Nikos, the caretaker. Nothing was too much trouble for him.

Superb location and very comfortable place to stay. The local rep, Nikos was very friendly and made sure that that we had everything we needed.

Great house, bathrooms attached to every bedroom, plus one off the main space. Close to the Main Street, shops and restaurants of Kassiopi.

Positives about this villa:
LOCATION. We visited lots of places in Corfu and Kassiopi was undoubtedly the nicest. Busy but able to absorb the number of tourists who arrive there. Good beaches, loads of restaurants, interesting shops. We didn't see a single police officer while there but there was no sense of trouble or too much noise. The villa could hardly be better located, three minutes walk from the lovely harbour but up a quiet side road that nobody except residents use.
SIZE: Given that there are only three bedrooms (two upstairs, one ground floor), this is a large villa. The bedrooms themselves are sizeable and the main living area is equally substantial. Five or six people are comfortably accommodated. Excellent balcony areas, albeit with slightly restricted views across to Albania.
EN-SUITES: There are large en-suite shower rooms for each bedroom, plus a separate toilet downstairs. All good.
SWIMMING POOL; large, well maintained, three metres from the back door, not overlooked.
LIAISON WITH REPRESENTATIVE: The villa manager, Lubi Kmetova, was good at staying in contact and answering questions. Exactly the kind of person you want in place to help you if things go wrong or you need extra information.
Less positive about this villa:
VEHICLE ACCESS. If you book this villa and hire a car to get there, almost certainly you will choose a reasonably large vehicle as only such a vehicle can fit five or six people plus their luggage. Doing this makes sense but you will have a nightmare when you arrive. Access to the villa is via a 90 degree turn off the main street down to the harbour, which is likely at most times to be very busy. The access road has a stone wall on each side and the car we used (a Mercedes of similar size to an Audi A3) had every alarm blaring simultaneously as clearance (especially as you make the initial turn) is no more than a few inches on each side. When you arrive, it is almost impossible to turn into the parking area immediately below the villa, and when you are in, it is almost impossible to get out (again, a 90 degree turn into a narrow road). If you were driving your own car, you might not mind picking up a few scratches or dents, but if you have a hire car, you will be slightly more concerned. SOLUTION: There is a car park near the town centre which costs 5 Euros per day. It is 400 metres from the villa, but you can buy tickets for the whole week (or longer) from the extremely helpful car park staff and keep the car there all week. The only downside is that the gates are shut late at night and do not re-open until 0900 hrs. But after one horrible experience getting the car in and out again when we first arrived, we kept the car in the car park all week and that was fine.
GENERAL QUALITY OF FURNISHINGS: The villa needs to be updated. Kitchen and furniture give the impression of being rather old. 4000+ Euros is quite a lot to pay for a single week's stay, and to be honest, I expected better. Having said that, with the exception of the seat cushions both for the outside chairs and sofa, both of which were in need of a good clean, the villa was clean when we arrived. Beds were comfortable and towels and sheets were all of good quality. But overall, the impression is one of a slightly tired property that needs a bit of updating. One of the bathroom roofs leaked slightly and water entered under the front door during two spectacular rainstorms that occurred during our stay.

Amazing villa with a perfect location - 3 minutes from beaches, 1 min from tavernas and shops but quiet and peaceful. Immaculate, well stocked kitchen, lovely pool, incredible balcony views. Helpful and prompt communication from Posarelli. We came back to this villa because we came 10 years previously - we'd love to come back again.

Loved it, loved it, loved it. We had a wonderful stay at Villa Xanthe. Superb location just a few minutes walk to Kassiopi Harbour and a few seconds from the shops. The villa was really spacious, clean and had everything we needed including a lovely pool. We will be back!

The location of the villa is perfect - so close to the harbour in Kassiopi and all the restaurants and shops. It’s also very spacious and the swimming pool is big, with a shallow and deep end, and very clean. The decor of the villa is dated and could do with some updating in places e.g. the kitchen and bathrooms. The plumbing wasn’t great either - often brown water sputtering out and a couple of times it stopped running completely. However, the company responded immediately whenever we had an issue and got a plumber to resolve the problem with the water stopping within a few hours (and on a Sunday), which we did appreciate. Overall we would recommend for the pool, location and responsiveness of the managing company. Kassiopi itself is beautiful too!

The house was very suitable, as it had a ground floor bedroom plus two rooms upstairs, all bedrooms are ensuite, the pool is lovely, the balcony has a nice view, and the kitchen is adequate. The parking is very tiny and not easy to use.

Some amenities were not good, considering the cost - there were no towels for the downstairs toilet, no way to wash up dishes in the kitchen (we had to buy a brush and cloths), no batteries in the remote controls, a broken DVD player, no soap in bathrooms - all these things should be provided as basic amenities in the house.
Overall, we would definitely come back to this villa- the location in Kassiopi is very good for shops and restaurants (though not good for the beach) and the pool was lovely.
